General information about Akpınar Industrial Zone
Akpınar Industrial Zone is appointed as non-residential urban building site and industrial storage area in plans.
In adjacent areas to the southern boundaries of Akpinar Industrial Zone, there are 3500 housing units completed by Toki, and other 6500 units are continuing to being constructed. There are 35000 houses in this area and 65000 houses on Nakkaş road has completed in the framework of the project.

Details about the project
Akpınar Industrial Zone is divided into 273 parcels with various sizes.
The existing land with 1/50000 macro-scaled and 1 / 25000 scaled environmental organization plans have been approved by the ministry of public works.
1/5000 and 1/1000 scaled development plan was approved by the governor of Istanbul.
Green space, social-technical infrastructure development areas and roads are planned and the entire road land area was left to proprietorship office.
Soil investigation report of all the plots was prepared on the basis of plots.
All regulatory rules and standards conformity certified about the qualified Hadimkoy Akpinar Industrial Zone activity area.
Plot’s sizes ranging from 2059 m2 to 8633 m2. There is an ability to merge plots in case of need.
Raw plots were merged in the existing land and they are the net seperation of the plots in accordance with the approved development plan. Precedents in the field of urban non-residential buildings: 1.60, maximum height is 12:50 and 3 floors, 1.6 and 3 floors(maximum height is free) is the precedent in industrial and storage areas. Value of precedent is high and basements are not included. All plans are approved. Building residence are higher than others. The building can be placed by taking 10m from the road and 5m from nearest plot. Rate is between 55% and 65% of the land. 50% rate is essential in other industrial areas.

The ussually experienced problems such as licensing and zoning issues in the industrial areas have not been experienced in Akpınar Industrial Zone and property is belong to owner of the plot.
Infrastructure
1500-acre area was converted into 1.05 million m2 of land, 85 000 m2 of 170 000 m2 recreation area is planned as green space.
100% of the manufacturing infrastructure has been completed.
9385 m of waste water line is 100%, 9258 m storm water line is 100%, 12 500 m Turk Telekom line is 100%, 11 500 m water line is 100%, 8650 m natural gas line is 100%, 12 577 m main and secondary concrete roads are 100% completed.
The road to the village of Yassıören from Hadımköy tollbooths, there are 2 strip lane as goings and 2 strip lane as comings construction.
200 kW each parcel of electricity, 25 phone lines and 200 m3 / h of natural gas are planned.
Street lighting and central fire extinguisher valve were completed.
Another institutions offered by Akpınar Industrial Zone
Akpınar Industrial Zone; has been desined in such a way that will compromise tea gardens, restaurants, pools, pitches, playgrounds, 1000 people capacity mosques and lodging facilities, helipad, truck and car parking area with walking paths and green areas.
Shopping Malls
When it will be built, it will reach 25.692 m2 gross area with two storeys, two basements and groun on 10.338 m2 area. The construction as a shopping center has begun in such a way that will comprise the units that exist in major shopping centers. The complete version of shopping mall will involve 34 shops, 13 fast food, parking area, two restaurants, two terraces, market, banks, cinema, pharmacy and entertainment areas.
Trade Centres
When they will be built, they will reach 8858 m2 gross area with a storey, two basements, a roof floor and ground on area of 4554 m2. The project as a trade centers has completed in such a way that will comprise 4 shops, 22 offices and 4 car parking areas. Interior decoration works are on going.
City Club
Industrial area has planned with facilities in a way that and guests come together to discuss and management personnel will perform and local meetings in restaurants and meeting rooms.
Akpinar Hospital

Akpinar Hospital will be constructed on an area of 6741 m2 with 350 beds capacity. Akpinar Hospital is designed in a way that will involve full health care services such as emergency, surgery, internal medicine, child medicine, intensive care and cardiology services.
Oil Station
Asb oil station will be constructed on an area of 9305 m2. It is planned to cover all fuel needs of the industrial zone and surrounding areas.


Concrete Plant
The plant is planned as with R & D, laboratory, library, and units of purchasing, marketing, manufacturing, shipping, accounting and administrative work on 10.000 m2 area. The daily production capacity of two power plants with 200m3/h capacity will be 4000 m3. This plant is planned for the purpose of reducing costs of industrial plants in the industrial zone and encouraging construction activities around.

Treatment Plant
Capacity of treatment plant is planned as 5000 people. The construction of collector lines from Küçükçekmece lake to Yassıören will be completed within next 5 years.
Hacı Sıdıka Akpınar Mosque
Mosque has 1500 m2 closed area and will be built with a capacity of 1,000 people. The 72% of the construction is completed.
Advantages and differences of Akpınar Industrial Zone to Hadımköy and its surrounding industrial zones:
Property Status
The zone, compared to other industrial areas, is more advantageous and property belongs to owner of the parcel.
Value of Plan, Projects and Precedents

While participating in license of municipal roads and infrastructure, the participation fee will not be paid. In our region the payment for the parcels 50 m away from the road 50 m is 150.000 TRY.
İSKİ Fee Status
The infrastructure of İSKİ is completed by us. So inversors should pay only 48% of the total fee to İSKİ
Social Areas; Hospital, Areas for Sport and Life
Akpinar Industrial Zone had already these facilities when other zones lacking.
License Status
There are problems in terms of license in other zones. However in Akpinar Industrial Zone, there is no any problems in terms of license
Efficient Construction Area
In first three industrial zone, for 5000 m2 there are areas of 2500 m2 and 1500 m2, however in Akpınar Industrial Zone, you can use 6000 m2 and 4000 m2 as efficient construction area.
Legends according to plan provisions
In organised industrial zones, there are no legitimate legends for industry and storage, small industrial units in the industrial parcels. However in our zone; there are opportunities for non-residential urban works areas, industrial and storage areas.
Use of credit status
Loans can be provided long-term and flexible pay by providing purchased parcels as collateral. Some portion of parcels binded to 18% VAT.
Control of infrastructure manufacturing
All manufacturing that has been completed in terms of infrastructure is done in the supervision and control of the relevant authorities. The infrastructure costs will not be requested from purchased parcel. Construction can begin as licenses can be bought. Moreover, some parcels have been licensed.
Comparison of cost
When compared to other industrial zones, not only the property, plans, projects, fees, credit usage, social and infrastructural advantages, but also in terms of efficient areas which is increases from 5000 m2 to 6000 m2 and cost of m2 decreases from 450 TRY to 180 TRY, while in other industrial zones the efficient areas which is decreases from 5000 m2 to 1750 m2 and cost of m2 increases from 300 TRY to 1102 TRY.
